The 12-year post-earthquake period in Christchurch city center presents ongoing challenges for sustainable residential reconstruction. Despite efforts to promote inclusivity, a housing gap persists, with many properties used for short-term rentals, limiting permanent residency. This research examines rental housing commodification's impact on displacement dynamics, social cohesion, and inclusion, drawing from the 'Right to the City' concept. It also assesses Council strategies in shaping residential reconstruction.
